Building extends between Westmoreland St., Fleet St., and Prices Lane, Dublin 2.

Demolition of 2 no., 2-storey over basement annexes. Foundation piling immediately beside old buildings in restricted area. Underpinning to adjacent buildings during deep excavations and to central columns under full building load, to allow installation of foundations and basement.

Two Main Works elements comprising:

New 4-storey P.C. frame, 46 room, Hotel Block. Phased refurbishment, allowing ongoing business operations,- to 3-storey, terraced block, over ground floor cafe and restaurant with basement.

Edwardian features retained externally and where required, internally. Foyer and lift well constructed within existing building using a pre-fabricated structural steel lift frame, installed through opening formed in roof.

Basement altered, strengthened and refurbished to accommodated new, fully licensed 'Tavern Bar' with separate street entrance.
