Services Engineering

Expert mechanical and electrical solutions for the whole building lifecycle

What does it take to deliver buildings that really enhance the lives of the people who use them day in, day out? Places that let their communities work, learn, heal, travel… comfortably, safely and productively?

It’s not just about good structural design and beautifully conceived spaces, it’s also about the mechanical and electrical services that power every building.
Our specialists understand the whole construction process and how to integrate those M&E systems, so they’re reliable, cost-effective, sustainable and to a large extent invisible to users throughout their lifecycle.

It’s an approach that starts early. By ‘designing in’ M&E solutions from the very start – alongside the architectural, structural and fire engineering teams – we help reduce risk and achieve optimum results for each project.

Then we manage the entire implementation process, as an integral part of the construction. And we’ve continually got one eye on what happens once the building is handed over. We understand that maintenance has to be easy to plan and carry out, so there’s no downtime or disruption to the people using the building.

That’s what makes BAM different: a wealth of in-house expertise and understanding, built up over three decades working hand in hand with our construction and facilities management teams.

What we do

Our expertise covers the widest range of general and specialist M&E services including:

  • Building management systems, energy management systems and SMART building technologies
  • All electrical installations: HV, LV, small power, generators, UPS, IPS, as well as specialist systems for security, access control, CCTV, audio visual and public address
  • Lighting, including specialist lighting, intelligent and integrated control systems
  • Data systems including structured cabling systems, passive and active solutions
  • Heating and cooling installations including various primary sources and terminal devices
  • All-electric air conditioning schemes using ASHP, GSHP, VRF and DX technologies, as well as hybrid solutions
  • Ventilation solutions including mechanical and natural ventilation, specialist ventilation and smoke ventilation
  • Fire safety, fire alarm, gas suppression and sprinkler systems
  • Specialist services such as medical gases, industrial gases and nurse call systems.

It’s not enough for solutions to function well in isolation. Successful implementation depends on having a joined-up approach. So instead of outsourcing M&E – a crucial element in every project – our in-house services engineering team manage the entire process. From procuring services and equipment right through to installation and commissioning: it’s integral to construction, never just an add-on.

We work with the BAM construction teams to actively de-risk installations: focussing on deploying quality products with proven track records in operation. But we’re also exploring and evaluating new and innovative solutions all the time, to improve reliability and performance, keep costs under control, and boost sustainability.

That means our supply chain is crucial. We develop close working relationships with smaller, highly specialised suppliers and installers: so you get precisely what you need and want, from the ultimate experts in each field.

Services Engineering

To allow us to complete installations with maximum efficiency and quality we invest resources into producing fully coordinated (clash-free), data-rich models that can be synchronised with AR/VR technologies, CAFM and ‘digital twin’ systems. We have our own in-house BIM/CAD digital modelling teams to achieve this, and the final ‘installation’ details are shared with our supply chain to guarantee we get it right first time.

With zero carbon targets and sustainability near the top of almost every organisation’s priorities, installing efficient sustainable solutions is a must. Our installations meet and exceed BREEAM, NABERS or WELL standards. Increasingly, we are working to help bring true smart buildings to life through intelligent technologies.

Understanding how energy is used is crucial to finding smart and effective solutions that help clients improve building performance for less energy. Working closely with the BAM design practice, we ensure that the base metering requirements are incorporated into our installation and commissioning. By analysing the metering logs in conjunction with plant operation we can recommended operational interventions to boost energy performance.

But to make all this work once the building welcomes its occupants and starts being used, we know it’s important to keep things simple. So we’re constantly looking to demystify M&E content and improve transparency. A key element of this is the operational support and training we provide at project handover, to ensure that users and FM teams are comfortable and confident in using the M&E systems included in their buildings, and can really get the most from them: for example, by monitoring energy use in real time and using that data to improve performance dynamically.

And we’re always learning – thanks to feedback and advice from our facilities management teams, as they operate and maintain old and new installations in the field – using that lived experience to improve the solutions we deliver to our clients.

Services Engineering

“Argent and BAM have successfully delivered a number of high-class buildings. We’re extremely pleased with the level of commitment and integration between the BAM construction and services engineering teams. This integrated approach for a project provides a level of co-ordination that cannot be replicated through an external sub-contracting relationship.”

Jake Whiterod
Project Director, Argent

“The appointment of BAM was a good one. The in-house M&E team clearly understand the end user requirements for the hospital estates and facilities team, and have actively engaged with us throughout the project. They’ve been able to provide advice on methodology of installation and equipment, and overall this has resulted in a successful and trusting relationship.”

Gary Lovelady
Head of Estates, Northern Care Alliance

“The project was marked by excellent communication and collaboration, timely snagging and defect management, and high-quality end results praised by both hospital staff and patients alike. BAM’s proactive attitude and excellent client interface ensured minimal disruption to the hospital day-to-day activities. Their knowledge and cooperation facilitated seamless service integration for the project, ensuring optimal functionality.”
